There are many ways All Pro Exterior Remodeling can replace your flat roof. Following is a quick overview and if you would like to learn more, don’t hesitate to call us!
Metal Flat Roof
Metal flat roofs have been around for many decades due in part to their longevity and durability. However the type of metal has changed from terne (tin-steel alloy) or copper to aluminum. Although metal roofs have lost some popularity in recent years, they are still favored by many facility managers because they are durable, non-combustible, and can reflect heat off the roof. Even though a metal roof surface can become extremely hot from the sun, a lot of that heat is prevented from entering the building which saves on energy costs.
EPDM or TPO Flat Roof
EPDM and TPO roof types are very similar. EPDM stands for Ethylene Propylene Diene Monomer, and is a synthetic rubber derived from oil and natural gas. Thermoplastic Polyolefin (TPO) is composed of a few different types of rubber, usually a blend of polypropylene and ethylene-propylene rubber. It has grown to be the most popular commercial flat roof choice in the United States thanks to its low cost, quick installation, extremely long life expectancy. It’s also environmentally friendly.
Built-up Flat Roof
Built-up roofs, also known as BUR, are a hot tar and gravel roof system that has been around for a very long time. This roofing material is less expensive than metal, EPDM or TPO materials and has great fire retardant properties. Cons include the fact that build-up roofs are extremely heavy and often require reinforcing the roof structure prior to installation resulting in additional costs and time.
Modified Bitumen Flat Roof
Modified bitumen roofs are very similar to asphalt roofs with the bonus of added polymers that provide additional protection and an extended lifespan. These roofs are often rolled on to the roof surface and then heated with a blowtorch. While this creates a good seal, it is dangerous and has led to the burning of more than a few buildings during installation. Modified bitumen is environmentally friendly thanks to its reflective nature.
Spray On Roof Coatings
Spray on coatings are a great flat roof replacement option because they can be applied directly onto the roofing surface. There are three main coating options; silicone, acrylic and aluminum coatings. These coatings are liquid applied directly onto the roof surface and then cure once in place allowing for seamless installation that helps prevent leaks.
