When undertaking a roof replacement, All Pro Exterior Remodeling will either tear off and install a new roof or simply add a second layer of asphalt shingles over the existing. This is called an overlay roof and has some benefits such as cost, time and convenience but also some limitations. For example, an overlay roof can only be done once. If your roof already has two layers of asphalt shingles, a third layer cannot be added and a full roofing tear off and installation is necessary.

How Long Does an Overlay Roof Last?

A new asphalt shingle roof has a lifespan of anywhere from 20-30 years while an overlay roof has a shorter lifespan of around 15 years as two layers of shingles trap more heat and is more prone to leaks and water damage than one layer. If your existing roof is in great condition with no known structural damage or leaks, a roof overlay can be a good choice. It is also important to note that a manufacturers’ asphalt shingle warranty is valid for the same length of time whether the shingles were used in a roof tear off or overlay.

Overlay Roofs Have a Lower Cost

A lower cost is often the primary reason a homeowner chooses an overlay roof. During this process, the roofing crew doesn’t have to tear off existing shingles, redeck the roof, or do nearly as much cleanup. This shortens the time it takes to install the roof and saves money on labor too.
